Nikki Beach Antigua Nears Construction
Big Caribbean resort projects often announce themselves with renderings. Fewer show the unglamorous work that comes before. Nikki Beach Resort & Spa Antigua just did. It is the last stage before vertical construction begins.
The Progress
According to the update, more than 4,600 stone columns and 1,200 Controlled Modulus Columns have been installed across the site. The stone-column program is more than 85 percent complete. That foundation work is what allows heavy buildings to rise on the coastal site.
The resort will include 134 branded residences, made up of seven four-bedroom beachfront villas and 127 one- to three-bedroom residences, plus 82 hotel rooms. It will sit on Jolly Beach, described in the release as the longest of Antigua’s 365 beaches. Ayre Group is developing it, and Nikki Beach Hospitality Group will operate it.
Amenities include five food and beverage outlets, two heated resort pools, an Aquatic Centre and a kids’ and teens’ club called The Reef. Residence owners get access to an Owners’ Lounge with its own gym, concierge services and rental-management opportunities.
The Wellness Bet
Nikki Beach is globally known for beach-club energy, but the headline here is wellness. The centerpiece is an 11,000-square-foot Nikki Spa + Fitness Centre. Planned features include red-light therapy, hyperbaric oxygen treatment, IV infusions, cryotherapy, hydrothermal experiences and a Longevity Bar. Indoor and outdoor treatment cabanas will include sensory-deprivation and snow rooms and private plunge pools. Signature programs include a Pre-Flight Sleep Ritual and a Jet Lag Recovery Program.
HKS Architects designed the spa, with interiors by ROAM Interior Design Studio, drawing on the coastline’s wave patterns.
Nikki Beach CEO Lucia Penrod called the project a watershed for the brand. In the release, she said it is the group’s first destination to pair branded residences with a wellness-led resort experience. Ayre Group chairman Calvin Ayre said it is the phase where a project starts to come to life.
The emphasis on recovery and longevity follows a wider luxury trend in which travelers choose destinations for health-focused programming. Resorts that build clinical-style wellness into the core offering, rather than a spa menu add-on, are trying to win longer, higher-value stays.
Pricing and Buyer Appeal
Branded residences are priced from $1.2 million to $5 million, with villas from $7.8 million. The project remains eligible for Antigua and Barbuda’s Citizenship by Investment Program, and sales are handled exclusively by Blueprint Global. That eligibility is a major part of the pitch to international buyers, though anyone considering it should seek independent legal and financial advice.
Why It Matters for the Region
Antigua is gaining attention on several fronts. American Airlines recently doubled its Miami service to the island. The destination is known for luxury all-inclusives and a historic sailing hub. Nikki Beach would add a branded, residential, wellness-oriented product, called the island’s first luxury branded resort and residences.
Branded residences are a growing segment across the Caribbean. They offer buyers hotel services and brand cachet, and developers use presales to finance construction. The trade-off for buyers is long lead times and exposure to construction risk, which is why milestones like completed foundation works matter.
What to Watch
Watch for the start of vertical construction, any updates to the opening date and how presales progress. For travelers, the hotel’s 82 rooms will be a small inventory relative to the residences, so availability could be limited when it opens.
The foundation phase is not the glamorous part of any resort story. But it is the point at which a render becomes a build, and in a region where many announced projects stall, that is worth noting.
